What gets checked
A CP12 is a regulated procedure: every gas appliance and the gas pipework that serves them, tested against the Gas Safety (Installation and Use) Regulations. We work through the visible installation, the flue (a working smoke test for spillage), the ventilation, the operating pressure, the safety devices, and the combustion. Anything that’s borderline gets explained and graded; anything serving multiple appliances gets walked through in turn. Same paperwork format every letting agent and local authority expects to see.
Multi-appliance and HMO bundles
A boiler-only CP12 is £80. Boiler plus a gas fire is £105 (£80 + £25). Boiler plus gas cooker is £105. Full home (boiler + fire + cooker) is £130 (£80 + 2 × £25). HMOs with several flats can be bundled into a single visit at a reduced per-property rate, call the office with the address and we’ll quote. We can pre-book annual renewals so the date never lapses; you only pay when the visit happens.
When something fails the check
Gas appliances are graded At Risk (AR), Immediately Dangerous (ID), or Not to Current Standards (NCS) per Gas Safe procedure. AR and ID classifications require the appliance be isolated until the issue is fixed; we’ll explain clearly, leave the appliance safely, and quote the repair separately. NCS we note on the record but the appliance keeps running. We never bundle “discovered faults” into the CP12 price, and we never escalate trivia to drive an upsell, every BASI engineer is a full-time employee, so the incentive is to do the job right, not maximise the invoice.
Bundle with the annual service
Most landlords book the CP12 alongside the annual boiler service, since the inspection criteria overlap and you save labour by doing both in one visit. The combined visit is £120 (vs £80 + £80 = £160 separately). Adding a gas cooker check brings the bundle to £145. Worth pre-booking annual renewals so the certificate never lapses, especially if the property is managed by a letting agent who needs the paperwork on file every year.

What is a CP12 and do I need one?
A CP12 (formally a Landlord Gas Safety Record) is the legal certificate every UK landlord must hold for each rental property with gas appliances. It must be renewed annually by a Gas Safe registered engineer, with a fresh certificate issued within 12 months of the previous one. Failing to hold a valid CP12 is a criminal offence and invalidates most landlord insurance.
How much does a CP12 cost?
£80 for a single gas appliance (typically the boiler). Each additional appliance in the same visit is £25 (e.g. gas fire, gas cooker). A typical bundle for a flat with boiler + cooker is £105. We confirm the price up front based on what's at the property.
How quickly can you do one?
Most CP12s are done within 2-5 working days from booking. If there's a void period or tenant change-over deadline, tell us when you book and we'll prioritise the visit. The certificate is emailed to you (and your letting agent if you provide their email) within an hour of leaving the property.
What happens if an appliance fails the check?
We'll explain straight what's wrong, classify the fault per Gas Safe procedure (At Risk / Immediately Dangerous), and quote any necessary repair separately. The CP12 cannot be issued until the issue is rectified. We never bundle 'discovered faults' into the CP12 price.
